Property Management Services

Marketing Plan

  • All listings are posted on our website (our website links to Realtor.com, Homeseekers.com, Yahoohomes.com)
  • All listings are enetered into the Multiple Listing Service
  • Additional listing will be posted on Craig's List
  • All listings will be advertised in your local Penny Saver or local print media
  • A "For Rent" sign will be posted in front of the property.

Payments/Rent Collection

  • Rent is due on the 1st of the month.
  • Rent received after the 5th day of the month will be subject to a $50.00 late fee
  • All mamangement fees will be deducted from the rent and the balance will be sent monthly to the owner.
 Tenant Qalification
  • Prior to showings, prospective tenants are pre-qualified according to property restrictions (e.g. pets, smokers).
  • Upon successfull qualification a showing appointment is scheduled.
  • If interested an application will be processed and verified:
    • Credit is checked
    • Criminal Backround is checked
    • Employment is verified
    • Rental History is verified
Maintenance
  • Hire, oversee and approve all work orders.
  • Independent contractors whom are Licensed and Bonded will be used
  • An interior inspection will be made every six months
 Placement

Upon successful qualification the followign will be performed:

  • All Lease/Rental agreemants and disclosures will be executed
  • A security deposit and first months rent will be deposited into a non interest-bearing account.
  • An interior inspection will be performed and documented

Account Maintenance

  • All client's will have an account opened per unit
  • All accounts are non interest bearing
  • Expense/Activity Reports will be delivered upon request.

 Property Management Fee Schedule

  Clients Fees:
  • Account Set Up Fee: $125
  • Tenant Placement Only: 50% of first months rent or $700 minimum (month to month tenancies only)
  • Leasing Fee: 7% of the gross lease term or $700 whichever is greater
  • Monthly Management: 7% of the monthly income per unit.
  • Evictions: $50 to execute and serve. We only serve 30 and 60 day Eviction Notices and "3 Days to Pay or Quit Notices. If eviction services are needed further than the above mentioned, an attorney will be refferred.
 Tenant's Fees:
  • Application Fee: $35 non refundable
  • Pet Fee (if applicable): $350 non refundable
  • Security Deposit + 1 months rent
