Education:

  •  Will assist you in obtaining buyer educational courses.
  • Courses are designed to demystify the purchase process and give you insight on being a homeowner.
  • Provides readiness and financial assessments to determine affordability and readiness.

 

Prequalification:

  • We will work with you to help you get pre-approved for a mortgage. Sellers and their agents know that a pre-approved buyer is serious and prepared to close on a property quickly.
  • Determine which loan program best fits your needs and which programs you qualify for. If you are a first-time buyer, you may be able to qualify for special first-time buyer programs which may allow you to afford more home for your money!
  • Calculate exactly how much you are qualified for. It's no fun to find your ideal home and then realize that you can't afford it.
  • Set your monthly payment. This will allow you to budget your money before making this large investment.
  • Calculate possible down payment and closing costs will be.

House Hunting:

  • Provide immediate access to any new listing that meets your search criteria.
  • E-mail your specific home requirements to top producing agents in the area alerting them we have a strong, qualified buyer.
  • Preview all new listings, Internet listings, Open Houses, and For Sale By Owners that suit your home requirements.
  • Provide a comprehensive market evaluation of all properties you choose to view. (view sample)
  • Offer step by step communication of all processes leading to the transaction closing.
  • Provide consultation and recommendations of the written offer to purchase, with terms approved by you.
  • Negotiate the right price for you

Transaction and Closing:

  • Assign a MySDR account and follow your transaction
  • Coordinate all paperwork and tasks to meet contractual deadlines
  • Assist in signing and understanding escrow documents
  • Assist in signing and understanding disclosures
  • Assist in scheduling inspections
  • Assist with chosen loan program and/or lender
  • Notarize and explain closing documents
  • Supply copies of all signed documentation in an easy-organize folder
  • Assist with the coordination of moving vehicles and services
  • Deliver the keys to your new home!
  • Send out free we've moved announcements to your family and friends.
  • Hold a Housewarming party to break in your new home!(if allowed)
